REZONING REQUEST - HEARING Sept 7th, 2011

The people who have contracted to purchase the vacant Voyages Restaurant building on the waterfront in Coral Bay are requesting a rezoning from W-1 to B-2 so that they can remodel it into an Inn with up to 27 rooms. The need to rezone is due to the increased density of site use. They plan to add a third story within the current building footprint, and more parking in the rear, among other changes. Both the current and proposed zoning allows for 3 stories and hotel use, but the current zoning requires a larger lot size for the number of proposed hotel rooms.

DPNR is holding a Public Hearing here in Coral Bay on Wednesday, Sept 7th, at 6 pm in the Guy H. Benjamin Elementary School, Rm 6. A number of development concerns, such as density, wastewater treatment, parking, and future CZM permitting, as well as the business value and general impact of the proposed small hotel to the community, will be probably be discussed during the hearing. Come be a part of the discussion - listen to the presentations and the responses of others and also have your chance to ask questions and offer your thoughts about the rezoning. After this hearing, the process is: DPNR makes a recommendation to the VI Senate, then the Senate holds a hearing, then the Senate votes, and the Governor signs, to make the rezoning law. The development will also have to go through usual CZM and building permit processes.

The full DPNR file will be available for view at the St. John DPNR office (now across from the library in Cruz bay) beginning Tuesday Sept 6th. You may also write letters to DPNR with your views.

This will be discussed at the CBCC Planning Discussion Series Meeting, 6pm Monday, May 9th, at the Guy H. Benjamin Elementary School, Rm 6.

"That's Right - Coral Bay is ... Not Cruz Bay!

In every vision focus session CBCC held a couple years ago - all the residents said they did not want Coral Bay to become like Cruz Bay or St. Thomas, or the states. Thanks to the anonomous person who put up the sign along Centerline Rd. (Tell us who you are and we will credit you!) It may have been a response to the proposed condo development on Bordeaux Mountain, for which there was a well-attended public hearing on March 7th, 2007.


Coral Bay Vision Statement Process

Beginning in April 2004 and continuing through October, vision sessions were held with small groups of residents representing a cross section of people in Coral Bay to gain their input on three questions vital to the future of Coral Bay and creating a vision and framework for citizen-based planning, in cooperation with the V. I. government.

Purpose: This is a first report based on those discussions and includes
some background statistics. The next step is active discussion of this
draft - encouraging residents to comment on it, make improvements, and work toward achieving a written draft of a Vision for Coral Bay that has community consensus for final approval and adoption, in cooperation with the VI government.

The Vision Statement will be used as a guiding document in land use and infrastructure planning for Coral Bay.
